☀️ Field Finding — Maricopa County

The AC unit that looked fine from the outside — and was running at half capacity

During a routine inspection on a 4-bedroom home in the northwest Valley, the condenser unit coil fins were found completely packed with cottonwood fluff. This is extremely common in Maricopa County every spring, and almost always goes unnoticed because the unit is still running — just working twice as hard to do it.

The seller had been in the home for seven years and had no idea. The unit was only 6 years old, so it didn't raise a red flag on age alone. But an overworked compressor in an Arizona summer has a dramatically shortened lifespan.

What happened: The buyer's agent requested a full HVAC service and coil cleaning as a condition of close. The seller agreed. Total cost to seller: $285. Potential cost to the buyer had it gone unnoticed: a compressor replacement within 2–3 summers — roughly $1,800–$2,400. A five-minute visual check during the inspection protected everyone in the deal.
